The challenge
Elevated radon readings and no code-compliant egress. Both had to be solved before any framing, or the bedroom could never be permitted as livable space.
The starting point
The owners wanted a rentable lower-level suite, but the space had no egress and tested high for radon. Both are common on the Front Range and both stop a project cold if ignored.
What we did
We installed a radon-resistant sub-slab system and cut a code-compliant egress window and well before a stud went up. Then we framed, insulated, and conditioned the space for year-round use, with a full bath and a wet bar.
The result
A legal, dry, comfortable suite that passed Denver inspection the first time. Finished basements like this recoup up to 70% of their cost while adding usable square footage well below the price of an addition.
