The challenge

A coastal-zone lot meant Coastal Commission review on top of standard plan check. Setbacks were tight, and the unit had to read as part of the main home, matched to its lines and materials.

The opportunity

San Diego lot values make a detached ADU one of the smartest square footage moves available. The owners wanted rental income and a unit that would not drag down the look of the main house.

What we did

We designed to California’s statewide ADU framework and to seismic code from the first sketch, which kept plan check clean. We handled the coastal-zone review, matched the roofline and finishes to the main home, and metered the unit separately for a clean landlord-tenant split.

The result

A 620 sq ft, one-bedroom detached unit renting at $2,200 a month. At that rate, the build recoups inside seven years on rent alone, on top of roughly 41% added appraisal value. Built to rent, built to last.
