A full second-story addition on a tight Seattle lot, engineered to tie into the existing structure and built to the state's strict energy code.
The challenge
A narrow lot, Seattle's detailed land-use review, and the highest-bar energy code in the country. The family also wanted to stay in the home through as much of the build as possible.
The brief
The family had outgrown a one-story home but loved the neighborhood. Moving was off the table. A second story was the only way to add the bedrooms they needed.
What we did
We engineered the load tie-in to the existing foundation and framing, planned the land-use review timeline before demo, and built the new envelope to Washington’s energy code. The work was phased so the family kept the ground floor livable through most of the project.
The result
Two new bedrooms, a new bath, and a roofline matched to the original house. A tight lot turned into more home without the family ever moving out.
